Bathrooms

Bathroom remodels are extremely popular and as you can see in the many pictures of the ones we have done over the years they come in all different shapes and sizes.

Bathroom remodels increase the value of any property and need the proper attention.

Permits have to be pulled and most people asking to do the job without permits (that we do not do) do not realize that permits are very easy to obtain over the counter without drawings unless walls are moved. It keeps everything legal, there is a record of your improvement and the money you spent. And the cost for the permit are in the end only a few hundred dollars. So it is well worth the investment.

Usually we demolish the existing bath in one day, remove the debris and clean up.

After that we fix the existing framing, floors and install blocking, and ready everything to the point that we can install backer board and sheet rock. This can be done in most cases in a day or day and a half in severe cases with a lot of damage or if a small wall has to be moved it could go up to two full days.

Rough plumbing and electrical can be done usually in a day. Often this can e accomplished by day 3 also.

At this point it is time for rough plumbing and electrical inspections and the “OK to cover” inspection. After that there are only the final inspections at the end.

I like our tile guy to come in just before the weekend to things can dry and settle including the grout.

On day 6 and 7 we install everything from shower doors, fixtures, toilet, vanity and or pedestal sink, trims and paint.

We are very experienced with remodeling baths in rental units with tenants in it are usually able to install at least the toilet every night and cover the bath area with plastics so showers can be taken for most of the duration of the remodel so tenants don’ have to relocate for the duration of the work.
